First, thanks for getting the job done of selling our Whispering Sands unit. I was convinced from the beginning 2+ years ago that you were the best guy for the job. Here’s why you didn’t get chosen then, if you wondered.
My wife has two strong-willed sisters who also had to agree on the various aspects of selling the condo. All the sisters saw the condo as rather run-down, lacking pizzazz, and looking its age. My analysis was the same as yours: the likely buyers will want to remove the 40 year old design, materials, and fixtures and remake it their way. Guessing how to renovate to make it move-in ready is a fool’s game because individual tastes are so different. So, clean up the condo to make it look as large as possible and sell it with only the most modest investment.
However, the other two sisters were embarrassed about how the unit looked. They worried that the neighbors would come to open houses and see how run down things had become and how their mother “let things go downhill.” So, they insisted on fixing up a lot of items that will probably be torn out, and hence, items that I was sure we would not get our money back on.
However, with a terrible RE market in 2009, the high probability that I would get blamed if the condo didn’t sell (“if only we had fixed it up!”), and for the sake of family unity, I went along with the renovations. What I didn’t foresee was that the time spent listing the unit at too high a price and keeping it off the market while the renovation happened would allow the market to keep on dropping. Financially painful mistake.
But, to sum up, when in 2009 you gave the PROPER advice that the unit should be marketed as-is right away rather than fixed up, you lost those 2 votes. I’m not sure if there is a lesson to be learned, but I know in various business situations over the years, I always wondered how a curious (bad) decision got made. This is one I can tell you about.
I felt it was a bad decision from day 1, but I had to let things run their course and get so bad that when I brought up switching realtors, I would win. I didn’t dare make a move too early and not have a strong case. Unfortunately, we lost a lot of money waiting for that to happen. But family unity was preserved and you ultimately got the listing and got the job done for us.
